A timber-frame, eco build.
A full conversion, rebuilt as a five-bedroom, energy-efficient home in timber frame. The clay ground called for piled foundations; inside, a roof lantern and full-width sliding doors open the living space onto the garden. Designed, built and funded end to end in nine months.



Why a developer built this
From the numbers, to the site, to the platform.
I started out as a retail analyst, with success always lying in the detail of the numbers.
Then moving into property development, I found the same game on a different site. You’re relying on dozens of stakeholders to bring a single project to life, and however well you pre-plan, there are always unexpected delays and costs.
With the cost of materials and borrowing both climbing, you can’t build your way back to margin — you have to change the way you work.
Why it matters
Admin is the real scaling multiplier.
Every developer knows materials get cheaper at scale. Far fewer notice that admin gets more expensive — until the slippage quietly erodes the very economies you scaled to capture.
